Coombs is a small rural community with a big footprint. Best known to everyone on the Island as the place with the goats grazing on the roof of the Old Country Market, it is otherwise a scattering of acreage properties spread out through the trees on the route west toward Port Alberni.
Properties here are large and varied. You get long-established rural homes that have been added to over the decades sitting next to newer builds on cleared acreage, and both kinds tend to come with a collection of outbuildings: a shop, a barn or two, a woodshed, a carport, sometimes a guest cabin. Every one of those has a roof and most have gutters, and on a rural property those are the surfaces that go longest without anyone looking at them.
Tree cover is significant but uneven. Some Coombs properties sit under closed canopy and behave like deep-forest sites, with roofs that stay shaded and mossy year-round. Others were cleared for pasture or hobby farming and get real sun, which changes the picture entirely — less moss on the roof, more visible dirt on the driveway and more UV greying on decks and fences. Two neighbouring properties here can need genuinely different work, which is why we prefer to look rather than assume.
Highway proximity brings dust. Properties along or near the main route west pick up a steady dusting of road film through the dry months, and it settles on windows, on the road-facing side of buildings and on any hard surface near the front of the property. It rinses off well once you actually clean it, but a garden hose does not touch it.
Driveways here are long. Rural approaches running a good distance in from the road are the norm, and the paved or concrete section near the buildings — the parking pad, the turning area, the apron by the shop — carries the accumulated wash-in from the gravel and whatever the vehicles and equipment have dripped on it.
Fence lines add up fast. Property-line fencing, paddock rails and yard fencing on an acreage can run to hundreds of metres. We are happy to do the sections you actually look at rather than the whole perimeter, though it is usually best to complete a full run rather than stop halfway along one.

Yes. Coombs sits inside our regular service area alongside Parksville and Qualicum Beach, so it is normal ground for us rather than a special trip. Distance does not add a surprise line to the invoice — if it affects the price at all, you will know before you book.

That is the sensible way to do it. Outbuildings are almost always further gone than the house, and combining them into one visit avoids paying for a second setup later. We will walk the property, quote it as a whole and sequence the day so nothing gets re-dirtied.
