Qualicum Beach is a town under trees. The mature canopy is one of the first things anyone notices about the place and it is genuinely one of the nicest things about living there. It is also, from an exterior cleaning point of view, the reason roofs here need attention more often than almost anywhere else on our list.

Shade is the constant. A roof with mature canopy over it may see very little direct sun through the winter months, and on this coast a roof that does not dry out is a roof that grows things. Moss establishes in the valleys and along the shingle edges, black algae streaking spreads across the slopes, and lichen takes hold on the sections that stay dampest. Twice a year is a realistic cycle under this much tree cover, and most roof jobs here get the gutters done alongside them because everything that comes off a roof lands in them anyway.

Character homes need a careful approach. The older housing stock around the village and the established streets includes a lot of painted timber, older cladding, decorative trim, wooden porches and detailing that a careless operator can genuinely damage. Aged paint lifts. Soft old timber furs. Delicate trim breaks. These homes get a low-pressure soft wash, an inspection of the paint condition before anything starts, and careful attention around the details rather than one setting run across the whole building.

Established gardens sit close to the walls. Long-standing plantings pressed up against the house are common here, and they need pre-wetting, shielding where necessary and a proper rinse afterwards. We work around mature plants rather than through them.

Walkways and paths go slick. Under this much shade, garden paths, front walkways and entry steps hold a biological film that makes them genuinely slippery through the wet months. On older properties with original steps and paths, that is worth staying ahead of.
