A town built on a hillside. Steep drives, stepped paths and heritage timber all need a different approach from a flat suburban lot.

Ladysmith is built on a slope, and the slope changes everything. The town climbs steeply from the harbour, and almost every residential street runs either up or across the hill. Properties are terraced, driveways are pitched, and walkways between the street and the front door are more often than not a set of steps.

Steps are the safety issue here. Concrete stairs, stepped garden paths and sloped entries are common on Ladysmith properties, and when a biological film builds up on them through the wet months they become genuinely hazardous. A slip on a flat path is one thing. A slip on a wet flight of steps is another. Sloped driveways behave differently. Water runs down a pitched driveway rather than sitting on it, so the growth pattern is not the even green centre strip you get on the flat. Instead you get darker channels where water consistently runs, heavier growth at the bottom where it collects and along the shaded edge, and a build-up at the apron where the drive meets the road.

The heritage housing needs a light touch. Ladysmith's older core includes a well-known collection of heritage buildings and a historic main street, and the residential streets around it carry a good deal of original wood-frame housing. Painted timber siding, wooden porches, decorative trim and old-growth boards do not tolerate high pressure — paint lifts, soft grain furs and detailing gets damaged. Those homes get a low-pressure soft wash and a proper look at the finish before anything starts.

The waterfront side has its own weather. Properties lower down toward the harbour and the Transfer Beach area sit closer to the water and pick up more salt film on glass and on exposed walls. Higher up the hill, tree cover takes over as the main factor and moss on the roof becomes the bigger issue. It is a small town with two fairly distinct sets of conditions depending on your elevation.

Retaining walls are everywhere. Terraced properties mean concrete and block retaining walls holding up gardens and parking areas, and those pick up algae, moss at the base and efflorescence bloom on the face. They are easy to ignore because they are structural rather than decorative, and they make a substantial difference to how a property looks once cleaned.
