Pressure Washing in Nanoose Bay

Long driveways, big roofs and constant salt air. Nanoose properties give the exterior a workout from two directions at once.

Nanoose Bay is spread out, and that changes the job. Properties here sit on acreage and semi-rural lots along the peninsula rather than in tight subdivisions, which means more of everything: more roof, more driveway, more deck, more fence line, and more distance between the road and the front door.

Long driveways are the signature. A lot of Nanoose homes sit well back behind an approach that runs a couple of hundred feet or more, often through trees and often on a slope. That is a substantial cleaning surface in its own right, and the shaded stretches grow a green strip much faster than the parts that catch sun. The turning area and parking apron near the house usually take the worst of it, since that is where vehicles sit and where fluid drips accumulate.

The waterfront properties get the salt. Homes along the shoreline and up around the Fairwinds and Schooner Cove side live with constant salt-laden air, and it shows up first on glass. Windows that face the water haze over noticeably faster than the rest of the house, and seaward walls pick up a film that a garden hose will not shift. On that part of the peninsula it is the thing that shows up first and returns fastest.

The terrain is rock, arbutus and fir. Nanoose sits on a landscape of exposed rock outcrops with arbutus and Douglas fir growing between them, which gives you a beautiful setting and two practical consequences: dappled shade over much of the property, and a steady drop of leaves, needles and bark onto roofs and gutters throughout the year. Arbutus in particular sheds continuously rather than in one autumn dump, so gutters here fill on their own schedule.

Bigger properties mean more outbuildings. Detached garages, workshops, carports, boat and RV pads, guest cottages and pump houses are common, and they get overlooked because nobody looks at them daily. Their roofs still grow moss and their gutters still block, and it is far cheaper to add them to a visit we are already making than to book them separately later.

We handle acreage work regularly, and we quote it on what is actually there rather than assuming a rural address means a bigger bill. Access, surface area and how much growth has built up are what set the price. If the property is large, tell us what you want included and what you would rather leave, and we will price it that way.

Nanoose Bay sits inside the area we cover, between Nanaimo and Parksville, Monday to Friday, 9:00 AM to 5:00 PM. Quotes are free, and for larger properties we will usually want to walk it with you so nothing gets missed or double-counted.

Nanoose Bay Questions

On area and condition, not on a flat rate. We measure what is actually there and factor in how much growth is on it, since a shaded gravel-edged approach through trees carries far more than an open stretch of the same length. You get the number before we book anything.

Salt-laden air. It settles as a fine film on glass and on seaward-facing walls, hazing them noticeably even when nothing looks obviously dirty. It cleans off well, and waterfront homes here generally want their glass done more often than inland properties do.

Yes, and it is worth doing while we are on site. Outbuilding roofs grow the same moss and their gutters block the same way, and adding them to a visit already booked costs far less than a separate trip out later.
