Nanaimo runs three BC Ferries terminals — Departure Bay on the north side, Duke Point south of downtown, and Nanaimo Harbour — on crossings of about an hour forty to Horseshoe Bay and about two hours to Tsawwassen, which puts vehicle traffic through the city from the first sailing to the last. The Harmac Pacific mill sits inside the city boundary on Wave Place and produces bleached softwood kraft pulp at 380,000 tonnes a year. Neither of those is a moss problem. Traffic film, exhaust deposit and the oily residue that settles near working industry are bonded to a surface rather than grown on it, and cold water polishes that into a slab instead of lifting it — which is precisely the case heat exists for. The distinction is worth money: putting heat on the ordinary algae film covering the rest of a property is paying for what a solution and some dwell time would have done.

It can, and that is the right question to ask before booking anyone. Paint of that era is usually chalking on the sun-facing walls, the lap joints have opened, and pressure will both strip paint and drive water in behind the boards where you cannot see it drying. That house wants a soft wash — the cleaning solution doing the work, at a pressure closer to a garden hose than a pressure washer — with the runoff controlled, because on a pre-1960 house you have to assume there is lead in the older layers. If a quote for a heritage house downtown does not mention pressure at all, ask what pressure they intend to use.
