Why Nanoose Bay Is Its Own Problem
Salt Arrives by Cove, Not by Town
Arab Cove, Tyee Cove, Cottam Point and Madrona Point are four different exposures inside one place name, and Schooner Cove Marina and Brickyard Park sit in among them. Salt-laden air settles on whatever faces it, and it behaves differently from dirt: it returns faster, it keeps drawing moisture back to the surface, and left on glass through a dry summer it will etch. That makes the outside of water-facing windows the one exterior surface here genuinely worth doing more than once a year, and the sheltered elevations of the same house barely worth doing at all on the same visit. Back from the water — behind Notch Hill, or in among the trees on the Peninsula — salt stops being the issue and the film that grows in shade takes over instead. Those are different problems and they are priced differently.

That decides most of it. A lot sitting under mature conifer collects needles year round, and its roof and gutters run on a shorter cycle than a new lot whose landscaping is still below the roofline.
