Three of the named heritage buildings here — the 1914 Qualicum Beach Train Station, the 1912 Old School House Arts Centre and the 1914 Crown Mansion — are part of ordinary life in the town rather than museum pieces, and they set the careful end of the range. Older frames want the work done by hand and by solution rather than by force, with water kept off timber that will hold it. The other half of the picture is shade. Fifteen per cent of the town is green space and the largest piece of it is old forest, so a great many windows here sit under canopy, in air that stays damp. Glass in those conditions grows the same thin film a north wall does, and it comes back on the shaded elevations long before the sunny ones need looking at, which is an argument for doing the shaded side more often rather than doing everything twice.

The town owns 280 hectares of green space, fifteen per cent of its area, and the biggest piece is old forest rather than lawn: Heritage Forest is a 50-acre protected stand holding a fifth of all protected coastal Douglas fir in British Columbia, with pockets of remnant old growth between 500 and 800 years old. Canopy that mature sheds steadily and shades what sits under it, so roofs and north walls near it stay damp long after the rest of a property has dried out. Where the trees are older than the house — common here — the roof needs attention on a shorter cycle than the siding does.
